Garage Floor Coating in Novi, MI
Novi built its neighborhoods one decade at a time, so a garage floor coating in Novi can mean a 1980s slab, a 2000s slab or one poured last year. We prep each one for what it's been through.
Fifty years of garages in one city
Novi had 9,668 people at the 1970 census. By 2000 it had 47,386, and by 2020 it had 66,243. That growth never stopped long enough for one kind of house to take over, so every Novi street has its own age of concrete. We're Poly Pro's Coatings, and we coat garage and basement floors across Oakland County in polyurea and polyaspartic flake, starting with prep that fits the slab in front of us.
The 1980s and 1990s slab
These are the floors with the most stories to tell. Thirty or forty winters of wet tires, oil drips and road brine leave pitting, flaking near the door and cracks that wander off the saw-cut joints. MDOT alone spreads about 450,000 tons of salt in a typical Michigan winter, and bare concrete soaks up its share. We diamond grind down to fresh concrete, cut out and stitch every crack, and fill pits and joints with polygrout before any coating goes on. A floor that's pitted from wall to wall gets a full flood of polygrout first. Here's our whole garage coating system, step by step.
Newer homes with a few winters on them
A slab from the 2000s or 2010s usually looks fine from the driveway. Up close you'll see the first hairline cracks and the dull spots where salt has started to work in. That's the cheapest moment to coat. The prep is lighter, the repairs are small, and you stop the damage before it reaches the pitting stage. If the house is brand new, coat before the first winter and the slab never gets started.
Basements that are part of the house
Plenty of basements double as living space: a gym, a playroom, a guest room. A coated floor there needs to be dry first, so we check moisture before we plan anything. A damp slab changes the install date, not the outcome. Big basements are sometimes done in two halves so you're never boxed out of the whole room, and we decide that per job. Read how we handle basement floor coatings, and why winter is a good time to do one.
Around Walled Lake
Walled Lake is the largest lake in Novi, and the homes around it have garages, patios and walkways that see lake weather on top of road salt. The same polyaspartic topcoat that protects a garage floor stays clear in the sun on a patio or pool deck. See our patio and pool deck coatings.
Not epoxy, on purpose
We get a call every week about a floor someone else put down that's peeling or going splotchy. When it's old epoxy or paint, we grind it off to sound concrete. Our base coat is polyurea, our topcoat is polyaspartic, and garage floors carry our limited lifetime residential warranty. Here's how polyurea compares with epoxy.
Novi floor questions
Yes. Novi is one of our main areas. Send the form, or text us a wide photo, a few close-ups and a rough square footage for a digital estimate.
We clean them out and repair chipped or broken edges with polygrout before any coating goes down, so a joint never turns into the weak spot in your new floor.
Yes. Basements are good winter work: they're inside and heated, so the cold doesn't stop us. We check the slab for moisture first and plan the room around what you need to keep using.
A typical two-car garage is a one-day install. A bigger garage or a floor that needs a lot of repair can take longer, and we tell you the schedule at the estimate. You can walk on the floor within 24 hours.
