Garage Floor Coating in South Lyon, MI
A lot of South Lyon garages went in during the 1990s. After all those winters of brine, those slabs are ready. The new subdivision garages are next.
The town that doubled in ten years
South Lyon grew up as a farm town built around two railroads, and the old Witch's Hat Depot still stands in McHattie Park to prove it. Then the 1990s hit. The city went from about 5,900 people in 1990 to about 10,000 in 2000, and a big share of today's homes and garages went in during that stretch. We're Poly Pro's Coatings, out of Howell, and a garage floor coating in South Lyon very often means a slab from that building boom.
The 1990s builder-grade slab
Builders pour garage floors to be functional, not pretty, and nobody seals them. A plain slab that has taken 25 or 30 Michigan winters usually shows it. MDOT alone puts down about 450,000 tons of road salt in a typical Michigan winter, and every car that comes home wet carries some of it inside. On bare concrete it soaks in, freezes and thaws, and the surface starts to pit. Add oil spots, tire marks and a few cracks, and you have the floor we see most in South Lyon subdivisions.
That floor is very fixable. We diamond grind it to fresh concrete, cut out and stitch the cracks, even the hairline ones, and fill pits and joints with polygrout. A floor that's pitted wall to wall gets a full flood of polygrout first. Then we lay a polyurea base, broadcast flake from wall to wall and finish with a polyaspartic topcoat. Most of our garages are walkable within 24 hours. See the full garage coating system.
New subdivisions, new concrete
South Lyon hasn't stopped building. New single-family condo and subdivision projects have been approved here in recent years, and each one adds a row of bare garage floors. If yours is new, coat it before the first winter. Clean concrete needs the least prep, so it costs the least, and the slab never gets a chance to pit.
When the last guy used epoxy
Some 1990s and 2000s garages got an epoxy or paint job along the way, and by now it's peeling where the tires turn. We grind that off down to sound concrete and start over. Polyurea and polyaspartic aren't epoxy: they don't level themselves, and an installer has 15 to 18 minutes to get them down right. Here's how polyurea vs. epoxy compares.
Picking a color without the pressure
You don't have to choose a color at the estimate. Narrow it to two or three of our flake colors and we bring them all on install day, so you can decide in your own garage light.
South Lyon floor questions
Yes. We coat floors in South Lyon and the subdivisions around it. Send the form or text us photos and a rough square footage for a digital estimate.
Not if they're prepped right. We cut each crack out and stitch it so the stress comes out of it, then fill it with polygrout before coating. Cracks from the ground shifting later aren't covered by any coating warranty, and we tell you that up front.
We grind it until we reach sound concrete, so the new floor bonds to the slab and not to a coating that's already failing.
You can walk on it within 24 hours. We tell you on install day when it's ready for cars, since temperature and the floor make a difference.
