Garage Floor Coating in Brighton, MI

Lake-country homes mean more than a garage. In Brighton we coat a lot of walkout basements, back patios and porches too.

Brighton floors take water from both sides

Brighton sits in the middle of Livingston County's lake country. Downtown has the Mill Pond and its Tridge footbridge, and the Brighton State Recreation Area covers almost 5,000 acres of lakes and woods just outside town. Homes built around all that water tend to have basements people actually use and patios that get wet a lot. That changes how we approach a garage floor coating here, and every other slab on the property.

We're Poly Pro's Coatings, out of Howell, and we coat floors in Brighton all season. The garage still gets the most calls. Winter salt comes in on the tires and works into bare concrete, and a polyurea and polyaspartic flake floor puts a hard, sealed surface over it. But Brighton homeowners ask about the lower level and the backyard more than most.

Basements: moisture comes first

Water in a slab is the one real threat to a coating, because it has to escape somewhere, and if a coating is in the way it will push it off. So before we coat a Brighton basement, we look for damp spots and white crust on the concrete. If the slab is wet, we don't coat it that day. We wait for a dry stretch, grind (the dust pulls moisture out), use acetone, run fans and cover it until it's ready. Our basement floor coatings page walks through the rest.

Walkout basements are often big open rooms. When your furniture has nowhere else to go, we sometimes coat a large basement in two halves, let the first side cure, move your things over and finish the rest. That's a call we make job by job. If you can push everything onto a carpeted area or into another room, we do it in one go.

Patios, porches and pool decks by the water

Outside, the topcoat matters most. Our polyaspartic topcoat is UV-stable, so it won't yellow on a sunny patio, and the flake gives grip when the surface is wet. Pool decks and other open outdoor surfaces carry a 3-year warranty instead of the limited lifetime residential warranty, and we tell you that up front. See how we handle patio and porch coatings.

New site-condo garages

Brighton has added homes steadily, from about 3,240 housing units in 2000 to about 4,000 in 2020, and newer site-condo neighborhoods keep going up. Owners of those garages are the ones who call before the first winter. New concrete needs the least prep, so it's the cheapest time to coat it, and the slab never pits in the first place. Pick two or three flake colors and we bring them all on install day.
